For property managers ยท Paid ads
Paid ads for property managers.
Ads for property managers have two jobs: finding owners and filling vacancies. Owner ads need a page that explains your management. Vacancy ads live under strict housing ad rules.

What you are paying for
Paid ads.
Ads amplify whatever is already there. If the page does not convert, ads make you lose money faster.
- Search and call-only campaigns for people already looking
- Retargeting for the ones who bounced
- Landing pages built for the ad, not the home page
- Call tracking so you know what a booked job cost
- A pause rule for when you are booked out

What I would build
For a property management company.
Search and call-only campaigns around owner intent, like property management services in your area, with a tight radius around the properties you actually want to manage.
A landing page built for the ad, covering services, communication, fees or how you quote, and a rental analysis request. Not the homepage, and not a listings feed.
Where paid vacancy promotion makes sense, campaigns set up under the housing ad category with location-based reach only, and copy that describes the property and nothing else.
Call tracking so you know which owner campaigns led to signed management agreements, plus a pause rule for when your team is at capacity for new doors.
The property management company version
Why it matters.
An owner who searches for property management after a tenant stopped paying wants help now. A search ad that lands on a page explaining what you do, how fees work and how to request a call can turn that moment into a signed agreement. Sending the same click to a listings page wastes it, because the owner never sees anything written for them.
Vacancy ads are different. Housing is a special ad category on the major platforms, with restricted targeting, and fair housing rules apply to the ad itself. I never target or exclude by protected class, and the copy describes the unit. Often your listing sites and vacancy pages do more for less.
The mistake I see
Sending owner ads to a tenant website
Managers run an owner campaign and point it at the homepage, which shows listings and a tenant portal. Owners bounce because nothing speaks to them. Ads only work if the page converts. Build the owner page first, then spend, or you are paying to show owners the wrong half of your business.
How it goes
For a property management company, step by step.
→ Keep scrolling. It moves sideways.
Check the destination
If the page is not ready, I fix that first or I do not start.
Start small and local
Tight radius, tight keywords, real budget cap.
Measure to booked work
Not clicks, not impressions. Jobs.
Scale or stop
Both are acceptable outcomes and I will tell you which.
Step five is you.

Questions
What property managers ask.
Can we target ads to people likely to rent our units?
Only by location and the general options the platforms allow for housing. You cannot target or exclude by age, family status, race, religion, national origin, sex, disability or any other protected class, and the platforms remove several of those options anyway. I set campaigns up inside those rules. Your attorney handles specific questions.
Are paid ads worth it for finding owners?
They can be, if your owner page explains the service clearly and you respond fast to inquiries. Owner leads are valuable but slow to close, so judge campaigns over a longer window and by signed agreements, not clicks. If referrals already keep you full, ads may not be needed yet.
Should we pay to promote every vacancy?
No. Plenty of vacancies fill through listing sites, your own website and signs. Paid promotion makes sense for units that sit longer than expected or for a large lease-up. Fix the listing photos and description first, because no ad can rescue a dark, rushed listing.
