Online stores for property managers.

A property management company is not a shop, and a Shopify store will not fix leasing or maintenance. There is one narrow case where selling online does help.

What you are paying for

E-commerce.

A store built end to end, from the name on it to the checkout.

  • The storefront, designed and built on Shopify
  • Product pages that answer the question before it is asked
  • Collection architecture, so browsing goes somewhere
  • Visual merchandising, and the photography direction to feed it
  • Mobile checkout flow, tested on an actual phone
  • Launch assets: banners, email, social, the lot

What I would build

For a property management company.

01A short menu of owner services

Defined, fixed-scope offers an owner can buy without a sales call, built on Shopify or as a simple checkout on your existing site. Each product page says what is included, what the owner receives and what happens next, so the order arrives as a qualified lead.

02Product pages that answer owner questions

Accidental landlords want to know what they get, how long it takes and whether buying commits them to full management. The page answers all three before they pick up the phone, so the conversation starts further along.

03A checkout tested on a phone

Owners often look you up on a phone after a bad experience with another manager. The mobile checkout is tested on an actual phone, and the confirmation email sets the next step: a scheduled call or a walkthrough date.

04Launch assets aimed at owners

A banner, an owner email and a few posts introducing the services to people who might use them. The launch talks about the owner's property and the work involved, never about the kind of tenant they will get, which keeps it clear of fair housing trouble.

The property management company version

Why it matters.

Rent, deposits, application steps and anything charged under a lease belong in your property management software and its tenant portal, where the ledger and the records already live. Moving any of that into a separate store creates a second set of books and a compliance problem. If that is what you were hoping for, the better move is a website that sends tenants to the portal without confusion.

Owner services are the narrow case. Some managers offer one-time services to owners who are not ready for full management: a rental readiness walkthrough, a rent analysis, or tenant placement only. Those can be sold as defined, fixed-scope products with a clear checkout, which turns a vague phone inquiry into a small paid first step.

The mistake I see

Putting tenant charges in a store

The tempting shortcut is a store page for application fees, key replacements or move-in charges. What a manager can charge a tenant or applicant is regulated, and the rules differ between Massachusetts and Rhode Island, so it belongs in your software with your attorney's guidance. A store that collects those outside your system leaves you with payments nobody can reconcile and terms nobody reviewed.

How it goes

For a property management company, step by step.

→ Keep scrolling. It moves sideways.

  1. Know the shelf

What you sell, who buys it, and what they compare it against.

  2. Structure first

    Collections, categories, the path through.

  3. Look, then build

The look applied to templates rather than to one page, then products loaded and the buying flow tested end to end.

  4. Launch and watch

Watch what people actually do, and fix that.

  5. Step five is you.

Questions

What property managers ask.

Should we sell anything to tenants online?

Probably not through a store. Rent, deposits, fees and lease-related charges belong in your property management software, where they stay tied to the ledger and the lease. Amenity bookings or parking permits at an association might be the exception, and even then your software or the association's system usually handles them better. Check anything tenant-facing with your attorney first.

Would an owner really buy a service without talking to us first?

Some would, and the ones who do have already decided. Others will treat the product page as a menu and call anyway, which is fine. The page has done its job if the call starts with a specific service instead of a general question. Either way, the offer has to be clear enough that a stranger understands it.

Is this worth building before our website is fixed?

No. If your website buries the owner inquiry form or confuses tenants about where to send a repair request, fix that first. A small store of owner services is a later step, once the site already earns trust. I have built stores from nothing, start to finish, and a store bolted onto a weak site inherits every problem the site has.
