For property managers ยท Websites & funnels

Websites for property managers, built for two audiences.

A property management site serves an owner deciding whether to hire you and a tenant with a leak at night. Each one should find their path in a single tap.

What you are paying for

Websites & funnels.

Built in GoHighLevel so your site, forms, calendar, texts and follow-up are one system instead of five tools taped together.

  • Mobile-first pages, because that is where your customer is standing
  • Booking calendar wired to your real availability
  • Forms that create a contact and fire a reply immediately
  • Missed-call text back
  • Tracking so you know which page produced the inquiry

What I would build

For a property management company.

01An owner section that sells management

Pages on services, communication, reporting and how to request a rental analysis, with a form that creates a contact and fires a reply immediately. Written for owners, not tenants.

02Vacancy pages with showing requests

Mobile-first listing pages with photos, details and a showing request tied to a booking calendar wired to your real availability. Copy that describes the unit, never the ideal tenant.

03Maintenance and emergency paths for tenants

A clear maintenance request form that logs the issue and acknowledges it right away, plus an emergency number shown plainly for after-hours problems like no heat or flooding.

04Tracking for both funnels

Tracking so you know which pages produced owner inquiries and which produced showing requests. Missed-call text back so an owner who called during a showing is not lost.

The property management company version

Why it matters.

An owner who inherited a two-family visits your site to learn what management involves, what it costs and how you report. At the same moment a tenant is on the same site looking for the maintenance form because the kitchen sink is backing up. If the homepage is a listings feed and a portal login, the owner sees nothing for them, and the tenant cannot tell whether to fill out a form or call.

Your site should also cut phone volume. Clear vacancy pages, a showing request form, application instructions and an after-hours emergency number answer questions before they turn into calls. Every call avoided is time your staff can spend on actual problems instead of repeating the same directions.

The mistake I see

Letting the portal be the website

Many managers point their domain at a software portal or a listings page and call it a website. Tenants can pay rent there, but owners researching managers see a login screen. Your software is for operations. Your website is where an owner decides to trust you, and it needs pages written for that decision.

How it goes

For a property management company, step by step.

→ Keep scrolling. It moves sideways.

  1. Map the path

What somebody does between finding you and booking. Usually shorter than people expect.

  2. Build the pages

One page per service, one per town you serve. Not one page trying to do everything.

  3. Wire the follow-up

Auto-acknowledgement, reminders, and the sequence that runs when nobody replies.

  4. Test it on a phone

On mobile data, not office wifi. That is the real condition.

  5. Step five is you.

Questions

What property managers ask.

Can the site connect to our property management software?

Often partly. Listings and portal links can usually be connected or embedded. Deeper integration depends on what your software allows, and I check that before quoting. Where it cannot connect, I design the handoff clearly so tenants know when they are leaving the website for the portal.

Should we post our management fees on the website?

Posting a clear structure, even as ranges or a starting point, helps owners self-qualify and cuts calls from people who were never a fit. Some managers prefer to quote after seeing the property. Either way, explain what is included, because owners compare fees without knowing what each manager actually does for them.

Do we need separate pages for each type of property?

If you manage meaningfully different types, like single-family homes, small multifamily and condo units, separate pages help owners see you understand their situation. Each should explain what is different about managing that type. If you only manage one type, a single strong page beats several thin ones.
