For mortgage brokers ยท E-commerce

Online stores for mortgage brokers: the honest answer.

A mortgage cannot be sold through a checkout page. It starts with an application, runs through underwriting and closes with disclosures along the way. For most brokers, the right store is no store.

What you are paying for

E-commerce.

A store built end to end, from the name on it to the checkout.

  • The storefront, designed and built on Shopify
  • Product pages that answer the question before it is asked
  • Collection architecture, so browsing goes somewhere
  • Visual merchandising, and the photography direction to feed it
  • Mobile checkout flow, tested on an actual phone
  • Launch assets: banners, email, social, the lot

What I would build

For a mortgage brokerage.

01A private closing-gift shop

A password-protected Shopify store with your gift items, built on print on demand so each gift ships to the buyer's new address when you place the order. No inventory, and no packing tape at your desk.

02Gift items that match your brand

Visual merchandising and photography direction so every item looks like it came from the same broker. Nothing on a gift mentions rates, terms or loan products, so a doormat never turns into an advertisement that needs disclosures.

03An ordering flow anyone on staff can run

Collections by occasion, such as closing, home anniversary and holiday, so whoever places the order picks the right item quickly. The checkout is tested on a phone, because gifts get ordered between calls.

04Your website still gets the real effort

Because the store stays small, most of the work goes into the pages a buyer actually sees: the pre-approval page, the realtor partner page and the contact path. That is website work, and it is where a broker is won or lost.

The mortgage brokerage version

Why it matters.

A first-time buyer who just got an accepted offer is not shopping for a product. They need to know how fast you can move, what to gather and whether you will pick up the phone the night before closing. A storefront has nothing to say to them. Your website, your intake and your follow-up do, and that is where your budget should go first.

There is one narrow fit. Brokers who send closing gifts to buyers, branded tumblers, doormats, a print for the new kitchen, can run them through a small private print-on-demand shop instead of a closet full of boxes. It is an ordering tool, not a sales channel. Anything of value going to referral partners is a separate question, and it goes to your compliance contact before it goes to a designer.

The mistake I see

Putting loan products on a product page

A product grid of loan types with prices or rates looks modern and creates real problems. Rates move through the day, terms depend on the borrower, and a stated figure can trigger disclosure requirements. A cart also implies a purchase that cannot happen. Sell the process and the person, and leave the numbers to the conversation where the right disclosures come with them.

How it goes

For a mortgage brokerage, step by step.

→ Keep scrolling. It moves sideways.

  1. Know the shelf

What you sell, who buys it, and what they compare it against.

  2. Structure first

    Collections, categories, the path through.

  3. Look, then build

The look applied to templates rather than to one page, then products loaded and the buying flow tested end to end.

  4. Launch and watch

Watch what people actually do, and fix that.

  5. Step five is you.

Questions

What mortgage brokers ask.

Can borrowers pay an application or appraisal fee through a store?

Not through a store. Fees tied to a loan come with their own disclosure and timing rules, and they belong in your loan origination system or your lender's process. A marketing site, and certainly a Shopify store, is the wrong place to collect them. I keep your site focused on getting the application started and the borrower talking to you.

Can we use the gift shop for our realtor partners too?

That is a compliance question before it is a design one, because things of value moving between referral partners are regulated. Ask your compliance contact what is allowed. If they approve something, I can add it to the shop. If not, the shop stays a client gift tool, which is still useful on its own.

Is a gift shop worth it for a small brokerage?

Only if you already send closing gifts and the ordering is eating someone's afternoon. If you do not send gifts, skip it. A broker gets more from a faster contact path, steady reviews and a pre-approval page that explains the process plainly than from any storefront, private or public.
