What I would build
For a mortgage brokerage.
Process explainers, closing celebrations with consent, first-time buyer myths and realtor spotlights. Templates and recurring themes built once in your brand and reused all year.
Profile bios with your NMLS ID, templates with space for required language, and a hard rule against rates and payment figures in any post, caption or graphic.
Posts that feature partner agents' listings and open houses, so you stay on their radar. Shared posts handled in a way your compliance contact is comfortable with.
What ran, what got engagement, and whether any of it led to an inquiry or a referral. Everything scheduled and published on your own channels after your approval.
The mortgage brokerage version
Why it matters.
Realtors recommend whichever broker stays in front of them. When a nervous first-time buyer asks for a name, the agent remembers the broker whose posts celebrate closings with happy clients, explain pre-approval plainly and share the agent's listings. Not the one posting daily rate updates that went stale by lunch. Social for a broker is relationship maintenance done in public, and realtors are watching.
It also has to stay compliant. No rates, no payments, no terms that trigger disclosures, licensing information on every profile, and some posts may need a look from your compliance contact. I write inside those limits and you sign off on each post.
The mistake I see
Posting rate updates
Daily rate posts feel useful and are a compliance trap. Rates change through the day and depend on the borrower, and a posted number can trigger disclosure requirements or mislead. They also attract rate shoppers instead of the referrals that build a broker's business. I never post rates. I post what makes you the obvious call.

Questions
What mortgage brokers ask.
Can we post closing photos with clients?
With the client's written consent, yes, and plenty of clients love it. Keep it to the celebration, never loan details, amounts or terms. Tag the realtor if they are happy to be included. These posts do more for your reputation than any market update ever will.
Do our social profiles need licensing information?
Generally, yes. Regulators expect your NMLS ID and licensing information on advertising, and social profiles count. Confirm the specific requirements with your compliance contact. I add the information to every profile and build space for it into the post templates.
Which platforms matter for a broker?
Facebook and Instagram reach buyers and past clients. LinkedIn reaches realtors, builders, financial planners and other referral sources. I focus on wherever your business actually comes from, rather than spreading thin trying to be everywhere at once.
